Please tell us in advance the composition of your party and your special requirements.

Bedding linen is included (Duvets), Towels and Tea Towels. Sofa and extra folding beds up to standard number listed in Braddon Cottages web pages including bedding available by request at no extra charge. Further folding beds with bedding, as available, charged at £20 per person extra. Cots and high chairs available by request at no extra charge. Bedding for cots is not provided. We regret there is no smoking in the properties.

Fishing is reserved for residents only and is included in the price.

Heating and Electricity are included in the prices. A payphone can be located in the Games Room next to the Bullocks House, but you cannot make operator calls from these phones, which by arrangement can be made from the phone at The Byre. PRICES ALL INCLUSIVE OF ABOVE CHARGES FROM 1ST JAN 2008.

Well behaved mature dogs taken at £30 per week or £4.50 per night on the condition that they are house trained, never left unattended in the accommodation for long periods, are not allowed on beds or furniture and are supervised at all times in the garden areas. Please no messes left on the lawns, which are dangerous to little children.

The deposit ensuring firm booking is one half the rent if the booking is more than four
weeks ahead, the balance being paid four weeks before the commencement of the holiday. If the booking is less than four weeks ahead or BARGAIN BREAKS (BB) tariff, full rent must be paid. Most credit cards, SWITCH, Euro cheques, and cheques in Sterling or Euros accepted in payment of rent. Priced weeks begin on a Saturday. MAKE CHEQUES PAYABLE TO " Braddon Cottages ".

Customers are provided with cancellation insurance proposal forms and are strongly
advised to insure against unforeseen emergencies. A firm booking is a binding contract between the customer and yourself because when a cottage is booked, we often must repeatedly turn away other customers who might have booked it. We do not give refunds.

The recreation hall contains table tennis and children's snooker for the use of all visitors. In a locked, separate carpeted heated room is a high quality full size snooker table with all the equipment for use by responsible adults and supervised young persons. No child too small to handle a full size cue is allowed in the snooker room any damage to the green baize will be charged to the client.

If visitors arrive after 5 pm, there may be no one here to greet you. However, the accommodation will be ready for you with beds made, heating and hot water turned on and a light at the entrance. Meter readings on the kitchen counter. Full operating instructions for the particular cottage, are in a folder which customers are urged to read and which answer most questions concerning the operation of the cottage equipment. Each cottage has a nameplate on the outside wall.

The Braddon Estate has a lake with a rowing boat, ponds, a few bogs, two streams with simple unguarded crossings, rustic footpaths and numerous natural features which can be a hazard to young children, non-swimmers, the infirm or the careless person.

Do look after yourself and your children as the Management cannot take responsibility for your safety anywhere on the Braddon Estate except inside the cottages. We consider this natural countryside very beautiful and enjoyable as it is, but do please exercise simple common sense and care.
